| Surrounded by Nature and Beauty... Forever Surrounded by nature, Egrets Roost is an exclusive community of only 23 marsh and water view lots. Located on New Point Peter Road, the site has unobstructed views of the North River and its surrounding marshland. Bordered by a nature preserve to the north (within King Bay Naval Base), and the North River to the east and south, the natural beauty of this site will remain unchanged forever. Literally moments from historic downtown St. Marys, Egrets Roost is located in one of the fastest growing areas within Camden County. Surrounding by other exclusive communities, such as Cumberland Harbour and Cumberland Palms, this development will represent an exclusive enclave of Low Country and Old Florida homes, featuring architectural details found in homes in St. Marys and Fernandina Beach. A home owner’s association shall have on-going responsibility for seeing that proper architectural styles and responsible home ownership allow values to be maintained over time. |

| Of equal importance, much consideration was given to the environment when planning the site. With limited vegetation on-site, the entry drive was planned to take advantage of the few trees on the property, while a low bridge was used to span the salt marsh grass found along the property, reducing the impact of the entry on this sensitive element. Ponds were preserved on-site to allow for retention of ground run-off, thus lowering the impact of fresh water runoff on the marsh. A high tech “pre-treatment” element, specifically, the Orenco ProSTEP system, has been added to the sewer system, resulting in a reduced impact from the development on the local sewer system. Builders and owners will be encouraged to continue this environmentally conscious commitment by using “green” building techniques wherever feasible. |
